01 / The Investor Problem
Early-stage manufacturing is usually binary: bet on a concept at maximum risk, or wait until the meaningful appreciation has already happened. CERLOS® Factory #1 is neither — a first-factory opportunity in a category being created from the ground up.

January 2025 · Los Angeles
The Palisades and Eaton Fires were the costliest wildfire event in U.S. history. 16,000 structures destroyed. $250–$275B in economic damage.
02 / Why the Problem Exists
The materials inside most American homes haven't fundamentally changed in over a century — flammable by design, embedded with carcinogens, and difficult to recycle. Three forces are now converging on the same answer.
The 2025 Palisades and Eaton fires destroyed nearly 16,000 structures — the costliest wildfire event in U.S. history. Insurance carriers are exiting California, Florida, and Louisiana.
Formaldehyde resins, silica dust, and mold are embedded in materials contractors handle daily and families live inside. EPA pressure is tightening; clean alternatives remain scarce at scale.
Building materials account for ~23% of global CO₂ emissions. The take-make-dispose model sends millions of tons to landfills. Forestry waste that should be feedstock is burned instead.
EPA regulation, ESG-driven procurement, domestic reshoring — every force independent, all pointing the same direction. None had a viable commercial alternative until CERLOS®.

Inside every American home
The same flammable, formaldehyde-laden materials — wrapped around the people who live there.
03 / The Solution
CERLOS® is a proprietary low-carbon mineralization technology that fills the pores of wood fibers with inorganic mineral at the cellular level — creating a hybrid material with the workability of wood and the durability of rock.
CERLOS® Factory #1 will produce CERLOS® siding — the first product using a mineralization science that did not exist before this technology was developed.

Nature's analog. Petrified wood forms when mineral replaces organic fiber over millennia. CERLOS® achieves a similar transformation in minutes.

01
Class A fire-rated. Will not ignite. Tested to ASTM E2768. Built for protection insurers can underwrite.
02
Zero carcinogens. No formaldehyde. No silica dust. Safe to install without respirators. Tested to ASTM G21.
03
Waste biomass carbon is permanently sequestered. Net Zero CO₂ in production.
04
Fire-resistant, mold-resistant, termite-resistant, recyclable and no toxins all in one material. At the same price point or less.
05
4 patents filed, 2 more to be filed. $30M+ and 15 years of R&D since founding in 2011. Exclusive IMAL PAL equipment IP assigned.
06
The technology is developed, tested, and validated. CERLOS® Factory #1 is the first commercial-scale production facility.
Proof · Fire Test
CERLOS® under direct torch — the mineralized fiber refuses to ignite while other sidings would already be feeding the fire.
04 / Why Now
Plastic did not improve existing materials — it replaced them. CERLOS® is making the same category-level move in building materials. The forces driving the opportunity are converging right now.
01
The January 2025 LA fires destroyed nearly 16,000 structures and caused $250–$275B in economic damages. Insurers are exiting entire states. Fire-rated materials are now increasingly mandated.
02
Formaldehyde and silica dust — known carcinogens embedded in conventional building materials — are under accelerating regulatory pressure. Non-toxic materials are needed.
03
Major homebuilders face increasing pressure to specify materials meeting tightening environmental and health standards. CERLOS® is designed to meet or exceed them.
04
CERLOS® Factory #1 is the first commercial-scale facility for this material anywhere in the world. The ground floor is open now — ahead of operational milestones and facility output expansion.

05 / The Economic Opportunity
The global panels, roofing, and siding market is $480B. The U.S. siding and fascia market is $20B annually. CERLOS® Factory #1 begins with siding — and at full five-line capacity, is designed to capture roughly 2% of the U.S. siding market from a single facility.

09 / RISK CLARITY
01
First commercial-scale facility for this material. Mitigated by the IMAL PAL partnership — a global leader in fiber-based panel production lines — with a 100% scale-up commitment and exclusive equipment IP assigned to the Company.
02
New materials require builder education and supply chain integration. Mitigated by the AIFP distribution agreement: its network includes D.R. Horton, Lennar, Pulte, Home Depot, and Lowe's — and they have committed to 100% of CERLOS® Factory #1's output.
03
The fire-safe, non-toxic category is forming. The moat is supported by $30M+ in R&D, four filed patents, trade secrets, exclusive IMAL PAL equipment IP, and 15 years of development that cannot be quickly replicated.
04
Ramp from 1 to 5 lines over six years. Additional lines are designed to be funded through retained earnings rather than returning to investors for additional capital.
